Lawns & Meadow

The estate lawn, engineered to last

A truly great lawn is engineering first and grass second. We design lawns from the soil up: grading, drainage, root-zone science, elite turf, specified so precisely that they stay deep green and dense for decades, not seasons.

Why most lawns fail

A lawn laid on poor soil is a countdown. Compaction, bad drainage and thin root zones show up as brown patches within two summers, and no amount of fertilizer fixes a bad foundation. That matters more here than most people expect: Suffolk County bans lawn fertilizer from November 1 to April 1, and several East End towns now restrict watering to alternate days. A lawn built on engineered soil survives those rules. A lawn built on fertilizer and irrigation does not.

What a lawn design specifies

The specification is contractor-neutral: any competent landscaper can build the lawn from it. The design is the deliverable. Build it with any contractor you trust, or ask us to coordinate the build; it is quoted separately.

Sod or seed?

Sod gives an estate finish in weeks and suits most residential timelines. Seed costs less, offers wider cultivar choice and, with patience, grows the densest sward. We advise honestly based on your site, season and deadline. Often the answer is both, in different zones.

Where a great lawn belongs

Front lawns that frame the arrival. Back lawns soft enough for bare feet. Event lawns that survive a party tent. Play lawns that recover from a weekend of football. Each is a different build, and we design them differently on purpose.
